General conditions of booking and stay

With the payment of the deposit, the guest accepts the general conditions of booking and stay.
The reservation will be considered valid and confirmed only upon crediting the reservation deposit, following which the guest will receive a written confirmation.

Terms and methods of payment

The balance and the security deposit are anticipated and must be paid at the latest at the standard check-in.
Checks are not accepted. Credit card payments are accepted online only.

Cancellation Policy

In case of cancellation by the guest, the reservation deposit (as such) will not be refunded.
For other amounts paid in advance the following policy applies:

Late arrivals or early departures for reasons not dependent on the host do not entitle guests, under any circumstances, to compensation for failure to fully or partially enjoy their stay.

Security Deposit

The security deposit, equal to 30% of the total amount, will be returned by bank transfer at the end of the stay, subject to verification of the conditions for the return of the apartment and furnishings. In case of damage, shortages, heating/lights/kitchen items left uselessly turned on, no return of keys or extra-ordinary cleaning needs, the amounts for the relative provisions will be retained by the security deposit. If the amount of the same is higher than the security deposit, the guest will be required for the related compensation.

Check-In / Check-Out

Check-In

  • Check-In:  2 PM - 7 PM
    Guest is invited to communicate the expected time of arrival at least on the morning of the same day.
  • Early Check-In: 7 AM - 2 PM - supplement equal to 50% of the amount of the overnight stay.
    Arrive early in the morning and enjoy the full first day.
    It must necessarily be agreed 48 hours before arrival to verify its feasibility, as well as to allow pre-heating times in cold months.
  • Self Check-In 
    A convenient solution for a totally independent arrival time, also useful when standard check-in is not feasible.
    In order to obtain the access code to the property, the guest is required to send the following items or fulfill the following tasks in advance:
    • Signed rental agreement (it could also be made via smartphone).
    • Personal data of each guests (including children). 
    • Photo of the ID document (front/rear) at least of the reference guest.
    • Payment of the balance and the security deposit.

Check-Out

  • Check-Out:  8:30 AM  -  10:30 AM
    The guest is invited to communicate the expected departure time before 7.00 pm of the previous day.
  • Agreed Late Check-Out: within 3.30 pm - supplement equal to 50% of the amount of the overnight stay.
    It must necessarily be agreed before 7.00 pm of the previous day.
  • NOT agreed Late Check-Out: any time after 10:30 - surcharge of 200% of the amount of the night, as compensation for damages caused by the impediment of the arrival of next guests and for the additional costs generated by the cancellation and reprogramming of cleaning work commissioned to an external company.
  • Self Check-Out
    A convenient solution to have greater independence in the departure time,
    also useful in all situations where standard check-out is not feasible.
    It must necessarily be agreed before 7.00 pm of the previous day.
    To avoid unpleasant deductions from the security deposit, please remember to:
    • Turn off the heater and all the lights and turn off the gas in the kitchen.
    • Close all windows and shutters and be sure to close the entry door with a key.
    • Deposit the keys in the appropriate security box.
